Booking Terms And Conditions
Please read these terms and conditions carefully. By making a booking, you acknowledge and accept these terms and conditions on behalf of yourself and all guests included in your booking.
It is your responsibility to ensure that all details on your booking confirmation are correct. Any errors or discrepancies must be brought to our attention within 48 hours of booking.
Bookings and Quotes
Bookings can be made online at www.byronoasis.com.au or by calling The Oasis Apartments and Treetop Houses on +61 2 6685 7390.
All reservations are subject to availability and the actual pricing available at the time of booking.
Quotes are valid for 24 hours only. Any quote provided is an estimate only and is subject to written confirmation at the time of booking.
You agree to pay the nightly rate for your stay, along with any additional charges incurred up until the time you depart the accommodation. The accommodation may only be occupied for the period stated on your booking confirmation.
Payment Policy
Full payment is required 14 days prior to arrival, except for peak season and group bookings.
If payment is not received by the due date, The Oasis Apartments and Treetop Houses reserves the right to cancel the booking.
Bookings made 0–14 days prior to arrival will be charged the full tariff at the time of booking. These bookings are 100% non-refundable, and no changes or cancellations will be accepted.
Peak Season
During peak season, full payment is required 30 days prior to arrival.
Peak season includes Australian school holiday periods, Easter, Christmas, New Year holidays, and other high-demand periods.
Group Bookings
Group bookings of 3 or more apartments are subject to a 30-day cancellation policy, with full payment required 30 days prior to arrival.
A non-refundable $100 administration fee applies to all group bookings.
Payment Options
Payments are accepted by Visa and MasterCard debit or credit cards. All payments are processed in Australian dollars.
Debit and credit card payments incur a 1.6% merchant fee.
Payments can also be made by direct deposit. Please contact us for bank details.
Rates and Charges
Rates quoted are in Australian dollars and are subject to change at any time. Rates are inclusive of GST where applicable.
Any verbal quote given is an estimate only and is subject to written confirmation at the time of booking.
Minimum length-of-stay restrictions may apply during special events, peak season, and high-demand periods.
Your booking is confirmed once the tariff has been paid in full.
Standard Cancellation Policy
Bookings cancelled 0–14 days prior to the scheduled arrival date are non-refundable, and the full tariff will be retained.
Peak Season Cancellations
During peak season, bookings cancelled within 30 days of the scheduled arrival date are non-refundable, and a 100% cancellation fee will apply.
Group Booking Cancellations
Group bookings cancelled within 30 days of the scheduled arrival date are non-refundable, and a 100% cancellation fee will apply.
The group booking administration fee is non-refundable.
Any refunds processed back to a debit or credit card will incur a 1.6% merchant fee.
We reserve the right to cancel a booking at any time and issue a full refund in the event of unforeseen circumstances.
We strongly recommend that guests take out travel insurance to cover unexpected changes, cancellations, medical issues, weather events, or other disruptions to travel plans.
Security Deposit
A security deposit is required for all bookings and is collected during the online check-in process via a third-party provider.
The security deposit is processed as a credit card pre-authorisation. We do not accept cash security deposits.
The amount required depends on the accommodation type:
- Apartments: $200 security deposit
- Treetop Houses: $300 security deposit
The security deposit may be used to cover damage, excessive cleaning, missing items, unpaid charges, or breaches of these terms and conditions.
Travel Insurance
Guests make bookings at their own risk.
Any cancellation or change due to medical reasons, weather, travel disruption, personal circumstances, or any other reason that falls within the non-refundable period of the booking will not be eligible for a refund.
We strongly recommend that guests take out travel insurance to cover any changes to travel plans or unforeseen cancellations.
Number of Guests
At no time during your stay may the number of guests exceed the number stated on your booking, unless prior approval has been requested and granted by management.
Extra or unpaid overnight guests will be charged at $50 per person, per night.
The use of the sofa bed in any apartment is not included in the standard booking for up to 4 guests. The sofa bed must not be used unless prior arrangement has been made and payment has been received.
If the sofa bed is used without prior arrangement, standard extra guest charges will apply.
Online Check-In
All guests are required to complete online check-in prior to arrival.
As part of this process, the booking holder will be required to upload a valid government-issued photo ID, complete the security deposit pre-authorisation, and sign the electronic terms and conditions form.
Personal information collected during online check-in is handled in accordance with our Privacy Policy, which is available on our website.
Access instructions will only be issued once online check-in has been completed.
Check-In and Check-Out
Standard check-in time is from 2:00 pm on the day of arrival.
Standard check-out time is before 10:00 am on the day of departure.
An additional fee may be charged if the accommodation is not vacated by 10:00 am.
Early check-in and late check-out may be available for an additional fee and are subject to availability. These can be requested during the online check-in process.
Smoke-Free Complex
The Oasis Apartments and Treetop Houses is a smoke-free complex.
Smoking and vaping are not permitted inside the accommodation or anywhere within the Oasis complex.
If there is evidence of smoking or vaping inside the accommodation, a minimum $300 specialised cleaning fee will be charged to remove odours and restore the accommodation.
No Party Policy
The Oasis Apartments and Treetop Houses has a strict No Party policy.
We also have a strict noise curfew from 9:00 pm to ensure all guests can enjoy their stay. Call-outs relating to excessive noise may incur a penalty.
We do not accept Schoolies bookings, bachelor parties, bachelorette parties, or similar group event bookings.
We reserve the right to cancel any booking of this nature, including upon arrival or after check-in. In these circumstances, no refund will apply.
Facilities
Facilities open from 7:00 am and close no later than 9:00 pm.
Facility hours may vary due to weather, maintenance, safety requirements, or operational reasons.
For security and safety reasons, entry to the facilities outside of opening hours is strictly prohibited, and penalties may apply.
